How to spend $100 dollars and make $5000. Sounds too good to be true, doesn’t it? I’m not talking some get rich scheme, I talking about investing a $100 dollars and get back up to $5000. You may be asking yourself what can I spend a $100 on and get a return of up to $5000.

Well it’s very simple and most For Sale By Owners either don’t consider it, they are so concerned about spending any money on the marketing of their property they simply won’t do it. It’s one of the most astonishing things that I have seen when it comes to FSBO’s ( For sale by owners) What I hear most of the time is ” I have sold many houses in my day and all I have ever done is put an ad up and when people call I show it too them, and either they buy it or they don’t”

Sure we have all heard it, and probably some of us have said it.

Digital photography and virtual tours allow REALTORS® to serve their clients like never before. Digital images can quickly and professionally showcase a listing, and today’s technologically savvy clients appreciate the convenience of a virtual tour for both long-distance and local moves. 

It might seem obvious—or go without saying—that good photography and videography are critical for your success as a real estate professional. So if the success of a Realtor stems from the digital photography that they use, then WHY DON’T FSBO’S do what works. Many FSBO’s will say that Realtors really don’t do anything. Well in a seller’s market this may be true. In a buyers market, property owners will need to do more to attract buyers.

But as a photography company I see it every day. Listings that come in my in box of local properties for sale hat look like this:

These are the facts:

Video is another option

Now for many For Sale By Owners taking a video may be a bit of a challenge. That’s O.K. according to the statistic, good quality photos can be easily obtained for around $100-$250.00, And of course, there’s the DYI option as well. If you don’t have the equipment and you think that you’ll take the photos with a cell phone you are wrong.

We see it all the time, even with Real Estate agents that use the cell phone to take photos of listings. These photos can be spotted a mile away.

Back to my original statement spend $100 and make $5000. RIS Media has shown that for properties in the $200,000 – $1,000,000 that use professional photography, the average selling price is $3000-$11,000 more. Maybe your property is under $200,000 like many of the properties in my area. The average still bears out. you can make an additional $3000-$5000 by simply using high-quality images.



Your Photos don’t have to be perfect, they simply need to give the viewer an opportunity to see exactly what you are offering. And not to beat-up on FSBO owners, but I see the same kind of stuff from Professional Real Estate agents. It’s ridiculous.

I a lot of ways, you don’t need a Realtor. Yes I said it. “You Don’t Need A Realtor” as long as you get the front end stuff done right. Get good photos, put an ad on Facebook, Craigslist, list on the Multiple Listing Service and be available when people want to see the property.

Don’t let COVID Get In The Way Of Selling Your Property

During this COVID Pandemic, home buyers will not take the time to look at properties that don’t look good online. They just won’t. If you are selling as a For sale By Owner and want to avoid paying the Real Estate Commission, then take our advice. Get Good Photos.

What’s the best way to get the photos you need? You could do it yourself (if you have a camera with a wide-angle lens) In the event you don’t have the equipment necessary to take your photos, you could always borrow a camera from a friend or neighbor. I will have to say even though you may have the camera, lens, and lighting you need, there is still that learning curve for most. As a side-bar, when I first started taking photos of houses I was like many before me that said ” what could be so difficult”? I was quickly slapped in the face with. ” this is not as easy as it looks”.

What Kind Of Buyer Are You Trying To Attract?

On the other hand, if you are trying to attract investor types, throw up a few not so attractive photos so that it appears that you are looking for offers. If you are wanting to get the maximum from your property and want the maximum activity, take 15-20 interior photos and 2-4 exterior photos. Your interior photos should present a well lighted living space. ( people like light) If your photos are dark and dreary your potential buyers will simply move on to the next listing. ( even though your property may not be this way in real life, this is how it will get perceived)

For exterior photos here’s an example of how a little extra work or attention to detail can help the overall appearance of your exterior photo. Keep in mind, your exterior shot will be the first picture that your potential buyer will see. Let’s look at the same property with two different looks.


Get Them To Stop And Look

The sky brings attention to the overall property. Structurally nothing is different, but when a potential buyer is moving through listings on the internet, you want that half-second stoppage in their thoughts. It’s that brief moment when they say ” that’s interesting or that’s nice”.

We have taken so many properties that were sitting on the market, made a few adjustments on their pics, and within days the properties had offers. Helping FSBO’s sell their properties when the Realtor couldn’t. Not miracle workers, however, the power of good pictures can and will make the difference in how a property moves.

This process can be done with an existing photo or you can take new photos with better angles and views. The nice thing about sky replacement it is an anticipation of a sky that you may have or may someday have. I Florida there are times of the year where you will get the most magnificent sky, other times not so much. So sky replacement is a great way to aid in the overall look of a property’s exterior.

Now once you get your potential buyer to stop for ONE SECOND and look further, you need to have good interior pics to keep the momentumm going. So what do you do? Take 4-6 photos of the kitchen. Make sure that all the counter tops are cleaned off and everything looks fresh. Put a bowl of fruit out or maybe some flowers to add color. Remove all the trash cans, dog and cat bowls and not so fresh rugs.

Use Existing Photos to Make A Better Impression

Take 2 pics of the master bedroom, 2 of the master bath, 2 of all other bedrooms and 2 of the second bathroom. Add in 4 shots of the living room and you should have enough phots to list on the web. That’s a total of 14 pics with 4 for the exterior for a grand total of 18-20 pictures for your listing. Of course, these numbers are not a science it’s what we have found that works best.

On many properties, we have taken 50-100 shots and ended up with 20 that we really liked. In a future post, we will be talking about the house to virtually stage a home. If you have a vacant home, you won’t believe what a difference a little virtual magic will improve the possibility of a quicker sale.
