There are many ways that you can help increase the number of views that your property will get while being listed on the internet. One sure way of getting a better response is to Refresh your photos for more views. In this post we will explore how a simple updating of your photos can and will make a huge difference in the number of views your property will get online.

In addition to updating your photos, you may want to consider some additional views. Different angles, aerials and artistic photographic filters can help as well. When you refresh your photos for more views, several things will happen.

The Multiple Listing Service will bring your listing back to the forefront. The MLS will view the property as an update.Shoppers that once passed over your listing will view your property as a “New” listing that they will take a second look at. Professional photographed properties sell 61% faster than those that do not have professional photos. This fact was taken from a recent study done by the National Association of Realtors. And last and probably the most important, a Refresh on the photos will give you a reason to reach out to the seller and explain how you are using updated photos to try to get more buyers to view the property.

Step Away From The Cell Phone

I understand the temptation to use your cell phone to take your property photos. I understand the temptation to post up whatever you have available to you. I also understand that on a low price property you probably don’t want to invest in a professional to take the photos. Hey I get it. As an owner of a photography company that operates in the two least expensive housing markets in the state (Hernando and Citrus) I’m considering no longer offering services here. Most Realtors don’t want to pay $150-$200 for a nice package. I have to cut corners to get to an average $100 per property. After editing I’m better off working at Walmart.

The point I’m making is that “I Get It” but I don’t really understand why an agent that stands to make $2500 -$4000 in commissions doesn’t want to invest in a better quality presentation of their listings? I Digress… Below are a couple examples of a property that is listed at $199,00. The agent wanted a few photos done because they couldn’t get what they wanted from the cell phone camera. The Realtor didn’t want to spend a lot of money. Now after looking at the photos that were currently on the MLS, Zillow and all the other syndicated sites I didn’t understand why she didn’t want a compete redo. Here are the photos.

As you can see in the photo on the left there is no visual conclusion as to what the kitchen looks like. The photo on the right illustrates most of the elements of the kitchen are visible as well as bright and airy. You can also see into the living area and into the back of the house. A would be buyer will get a much better idea of the layout of the kitchen in the photo on the right. This in turn will attract additional views. The photo on the left is also dark and looks as if the kitchen is small and dreary.

The picture on the Right is brighter and clearly shows that the property has a large lot and offers additional storage. The pic on the left is a little dark and is shot a little close leaving the additional lot out of the pic.

As you can see with a little extra effort you can really change the way that a property looks. It’s the same property with a little better lighting and some additional enhancements. A friend of mine gave me a really good example with respect to Real Estate Photos. He said “You would try to sell your car without washing and waxing it” I agree. When trying to sell a property, put the property in the best possible light.
