Want to know how to sell your house faster? Well most seller do. Selling a piece of property can be a truly daunting task when you either have never done it before or you simply have don’t know what you are doing.
I was recently working with a seller that stated that he had owned his property for several years and he wanted to upgrade into something a little more roomy. I certainly can appreciate that. For full disclosure, I am not a Realtor, but I did sleep in a Holiday Inn once.
The conversation quickly moved to if he should list the property or not. Well I said. “ that depends on a couple key factors” Number one I would say:
1. How quickly do you want or need to sell the property?
2. Do you have the time to be your own Realtor?
With these two questions in hand, the conversation continued. If your motivation is to sell the property quickly, you have to ‘A” ensure that the property is priced very competitively. What does that mean? Get compatibles of other properties that have sold in your neighborhood. (and don’t fool yourself in believing that the exact same house that you own isn’t worth as much as yours because you are so special)
So many sellers are not entirely honest with themselves and they over price their properties due to emotional reasons. This is where the Real Estate agent has a very large advantage over you. He or She will not get emotional about the price. They will run the compatibles and give you a range of where the property should sell. Now there are other factors that may control the speed of the sale of your property, however at the end of the day it’s Location and Price. More directly it’s PRICE.
And “B” if you have the time and energy, make sure that the property shows well. Now I not saying that it needs to be Better Homes and Gardens. I’m simply saying if the place needs cleaned up, then clean it up.
Lets’ move on to number 2. Do you have the time to be your own Realtor? Well do you? This is another area that you will not be able to compete with the Real Estate Agent. You may have a family, and or other obligations.
I have been around the Real Estate industry off and on for the better part of 15 years. I would have to say that the single most interesting aspect of the property buying and selling process is the speed at which can not be logically explained. I seen a seller list a property and a buyer come along and withing 10 days the property changed hands under a cash deal.
I have personally reached out to a group of home owners in a given area simply looking for an investment and by the virture of a simple phone call a owner went from no intention of selling to yes I want to sell in a matter of 15 minutes. What I am saying here is that you must be prepared to react quickly and without hesitation.
Realtors Already Have The Edge
These are the two main areas that Realtor will have you beat hands down. Now do I love Realtors NO. Are there good Realtors? ABSOLUTELY. I have written about this in a previous article where I explained that working with an agent that is a full-time agent is probably your best option. (if you decide to go that route)
So where does that lead us to now?
Back to my original statement. How to sell your home faster…
As I have already touched on. Make sure that your property is priced RIGHT. You can get most qualified Real Estate agents in your area to give you a FREE Market Analysis. They use this service as a way to get in front of would be sellers. So I say take advantage of this free service. Additionally I would say get an analysis from two separate agencies.
Not all agents are created equally.
In my experience I would say use an agent that is a Listing Specialist. Here’s why, they spend the majority of their time looking at the over all market and what properties are selling for.
Next, if the property needs some minor repairs or general clean-up and you can not physically do it, then hire a handy man to take care of it for you. There are services out there that can provide you with just about any type of service professional available.
And now the fun part. Here are the facts:

- Homes with more sell faster, too. A home with one photo spends an average 70 days on the market, but a home with 20 photos spends 32 days on the market. I would say that an average of 18-25 photos is optimum.
- For homes in the $200,000 to $1 million range, those that include high-quality photography in their listings sell for $3000-$11,000 more.
As time goes on, and equipment and tools become better and more sophisticated, online platforms become more robust, and augmented reality (AR) and virtual reality (VR) expand into our industry—skills with visual tools will only become increasingly important over time.

IF It Works, Why Not Use Professional Photography?
I only outline these courses as well as what the industry leaders are doing to illustrate to you that if a multi-billion dollar industry has hard facts that digital photography and video clearly ensures that a property sell faster, then why not do what the professionals do?
Let’s pull it all together. You are considering selling your property and upgrading if you will. You have the time to show the property and are available to meet with people to answer questions and allow viewings. You have the property is showing condition. Now you have decided to hire the services of a professional photographer to take some high quality pics.
Your first thought will be “ I’m pretty good with my i-phone, I’ll just do that”. I get it. But before take that leap into the deep end of the pool, DON’T. Here’s the shameless plug. Even with the new wide angle lens on the i-phone you will get distortion in most rooms. The wall will appear to be warped and your photos will not look as you wish. I’m just saying.
Also, if you want to compete with other Realtors (because by selling on your own, that’s what you are doing) hire a professional photographer. The information provided above by the NAR (National Association of Realtors) says Professional photography, Not Cell Phone Photography..
OK, enough of the rant. Lastly, I would offer one final piece of advice. If a Realtor brings you a buyer be willing to pay them a commission for their efforts. If you offered a 2.5% to 3.0% and an agent brought you a buyer, you still would have saved 50% of the standard fee. That’s Huge.
In conclusion, If you take your high quality photos load them on Zillow and Realtor.com, add to your Facebook page, put on Craigslist, make sure you are priced right and be available, you will probably have success.
