One sure way of getting more views on your property listing

Photos is to improve the quality of the pictures.

Sounds like a simple but in a recent Redfin article the wrote:

To take this one step further it’s extremely important to get the exterior pictures looking great. When it comes to online listings the first thing that gets seen is the exterior. A couple of key points to remember is to make sure that the property is prepared for the shoot. Just like taking a good “Heads Shot” you aren’t going to show up in a T-shirt and a ball cap. So when taking photos of your property, clean all items away from the home. Remove all the vehicles, remove any visible trash cans and any other thing that may be out of place. It looks very distracting and unkempt when personal items are all over the place.

Take photos from an that is flattering to the eye. side angles can be good in some cases. A full frontal shot with the street and medians removed can work well. If the property’s selling point is that is a large lot and the home sits back from the street by all means make sure your photos show the lot size in a flattering manner.

This property was shot with a DSLR camera mid day. It was cloudy and conditions were not that favorable.The picture below is the same house, same photo taken at the very same time. With an enhancement to the sky you get a much better reaction from the viewer.

The same picture with a couple enhancement can make a dramatic effect on how a property looks online. We have not changed the property in anyway. We are simply taking a view of what a home would look like on a more favorable day.

Here are some additional facts that were produced by Redfin. If you are a Real Estate Professional you probably have some aversion to anything that they may report or produce studies on. I used the facts and research that they produced because they are a digitally driven Real Estate company. As an “Online” Real Estate company their success is based on the data that they operate by. This data doesn’t suggest that quality digital assets is the only reason that a property may or may not sell, it simply illustrates that small improvements in the visuals you make available cab dramatically improve time on market, sales price and views.

Here are a few more stats that were provided by Redfin.

Inspired by Drew’s insight, we took a look back at the 2013 study. The data revealed that professionally photographed homes priced in the $400,000 range sold three weeks faster and for more than $10,000 relative to their list price, than their counterparts with amateur photos.

For each price range, the days indicate how much faster a professionally photographed home sold compared to a home with amateur photos.

The 2013 findings also found that homes listed between $200,000 and $1 million sold for $3,400 to $11,200 more relative to their list prices when photographed professionally with a DSLR camera. At the high end of the spectrum, professionally photographed homes for more than $1 million sold at prices similar to those with amateur photographs.

For each price range, the dollar figures indicate how much closer to list price professionally photographed homes sold versus amateur photographed homes.

Additionally, The 2013 findings also looked at photo sharpness, or, the detail added to a picture by using a good camera, lens and lighting. Whether a crisp reflection, or bright flowers, a sharper picture will show a house in its best light. The sharpest 10 percent of photos sold at or above list price 44 percent of the time, while listings with average sharpness sold at or above list just 13 percent of the time.
