Add Floor plans to get 52% more views. I was speaking with one of my Real Estate friends the other day and we were discussing the recent challenges with regards to showing properties during these trying times.
We bounced around a few ideas and decided on three areas where as a Realtor you could continue market property and maintain relationships with buyers so that when the market did ease up and the coronavirus scare had subsided Realtor’s would be prepared. Here’s what we came up with:
- Make Sure That All Your Listings Had A Virtual Tour.
- Add A Floor Plan to Every Listing.
- Make sure that the Exterior Pictures Look REALLY GREAT.
Now we can’t change how Buyers and Sellers react to the market conditions. But what we can do is be prepared for when things do get better we are ready. As I look around at what is going on, I have come to the conclusion that the base line of our economy is still good.
I know that there have been millions of people that were laid-off but as we move through the next 45 days and the results of all the efforts of our healthcare workers and politicians work to bring some normalcy back to our society, people will see this and in an attempt to get their lives back to normal they will go about the task of accomplishing their goals I.e buy and sell property, dine out and plan vacations.
Keep Your Property At The Front Of The Buyer’s Mind
Until then we should do all the we can to continue our efforts to serve our clients as best we can. So let’s break each one of these down. Number One. Make Sure That All Your Listings Have A Virtual Tour. A virtual tours have a great impact on the amount of traffic that your listings get online.
As a result, you’ll attract more clients. Property listings with virtual tours receive over 40 percent more clicks compared to those using images. More clicks translate into higher traffic stats and increased sales.
Naturally speaking, property websites with a virtual tour will retain those visitors 5 to 10 times longer.
Without a good property presentation you will not be able to retain that prospects long enough to capture their attention and most importantly their contact information.
Number Two: Add a floor plan to every listing and or listing tour. Imagine you are buying yourself a new house, so what would you pay attention to (besides how it looks like)? Probably, you would be interested to determine the comfort and the usability of space, how the rooms communicate with each other and so on. And here you understand that the pictures are not enough, you want to see the structure of the future home as well.
Well, your clients probably think the same when choosing between several available houses. That’s just one of the methods to improve your listing if you are a Realtor or to make your job easier as a photographer.

3. Make sure that the exterior pictures look really great. In a recent post we talked about the importance of getting some really great exterior pics especially during these times where buyers are a little reluctant to move forward as quickly as they may were say 45 days ago. One of the key things that you can do is to make sure you have the Blue Sky effect in all of your listing pictures. Don’t over do it. Simply make sure that the sky is bright and sunny if you will. We are coming into spring and these types of shots are easier to achieve. However if you end up taking photos on a dreary day, then adding in a fresh look can dramatically improve the look of your listing.
To take this one step further, look at all of your listings and make sure that all your property listings look their best from the out side. As we get thru the few months buyers will continue to look. If your property listings look great from curbside the likelihood that it will get “Saved” for future viewing is very high.
