As a matter of fact, prior to the advancement in drone technology, property developers and high-end property brokers would hire a helicopter with a photographer attached and they would spend hundreds if not thousands getting that perfect shot.
This is no longer necessary. With drone technology that has built-in 4K cameras and large megapixel rage, it’s easy to get the photos that you need at a fraction of the price. Just think of how far we have come over the last 10 years when it comes to Real Estate and Architectural photography. It’s simply amazing.

One of my real estate clients recently asks me” what I thought when it came to using aerial in their next real estate shoot”. I explained that it all depended on the property. She went on to ask ” what do you mean, by that?”. I said, let me give you 5 solid reasons that aerial will help you sell the property quicker. But keep in mind all of these reasons may not apply to your particular property.

You are selling a lifestyle
You are selling more than a house, you are selling a lifestyle. The overall look of the property that your selling and the area you are promoting can be easily shown by using aerial photography. If the property has a pool, aerial will offer a much better perspective than say a backyard shot.

Aerial images can highlight all of the appealing features in the area. If you are promoting a property that’s in a gated or a community that offers amenities like pools, tennis, golf courses, aerial can truly give a birds-eye view of all the “extras” that a community has to offer.

I find that in what I would call an average family neighborhood, most agents do not want to spend the money on drone pics. When in reality, they should reduce the amount of interior and exterior pics and spend the difference on aerial. When an agent/broker will invest in a smaller listing, sellers take notice. You will drive more referrals and listing if you use aerial.
Always use on expansive properties
It’s great if the property is expansive and has something like stables, lots of land, farmland, second dwellings or additional buildings on the land. This one is a no brainer. This is the property that most if not all agents would agree that would warrant some aerial shots. In almost 90% of all large properties, a few drone pics will dramatically improve your chances of a quick sale.
Property overall condition
Aerials show the condition of the roof and other property features that can be difficult to assess. Personally I believe that this should be one of, if not the number one reason that an agent/broker should consider using aerial pictures. Now you are probably thinking, how does this help me sell the property quicker. In this example you are using the photos as not only marketing assets, you are also able to illustrate the condition of the roof as well as the pool cage and overall condition of the surrounding properties. All of this will help you sell the property quicker.
There are many other reasons that you should consider using Aerial Pics on your next property listing. However, there are many reasons that you should not. On a basic home in an area where they’re a lot of trees and you simply can’t get a perspective of the property, you probably don’t want to get Aerial Pics. On properties that are in disrepair, probably are not good candidates. And properties that have such a low selling price where the marketing budget just doesn’t justify the cost.
Use as a tool to generate business
Aerial can be a great tool for both residential and commercial property marketing. In the end, it’s your perspective as well as the client’s opinion of what they feel is going to get the best possible reaction and generate the most buzz that will ultimately determine if you use aerial.
Let me leave you with this final thought. Anything that you do that will generate activity is good for all parties. Real Estate has changed. Even though it’s location, location, location, it’s become a very digitally visual business. What I mean by that is that the agent/broker with the best visuals will win.
